Building Control Warrant Application Fees The fee is based on the value of the warrantable works, ie anything that is of a structural build nature, you would not include decoration or planting a garden etc. Building Control use the Spons Architects and Builders price book to work out a rough valuation, therefore you can not try and de-value the work in order to reduce the fee. Doing this does not go down well with them, also sometimes they ask for proof.
Scottish Technical Standards Below are the most common referred to standards in terms of space planning your project. Regulations are now in force, for what you might think is a minor alteration, guidance should be sought in all projects where any walls are moved, demolished etc. which also factors in moving the bathroom or WC at ground entrance level, utility or kitchen alterations. Please note that kitchen & bathroom design companies do NOT always take the current regulations into account and you may fall foul of the regulations. this will usually only come to light when you try to sell your property and a completion certificate has not been issued. The stress involved at selling point can be distressing and may cause your property sale to fail. The reason for the design changes are due to the Disabled Discrimination Act (DDA) which are now in force. Any new alterations made to existing property must with all due diligence satisfy the regulations or show that any changes are no worse than before, if there are alternative designs that could be compliant then these must be the design proposals to be put forward. If your proposed design complies with this guide, you might not need Planning Permission, sometimes a small tweak in the design is enough to comply with the guide. (You will always need a Building Warrant)
